Design/Build

Whether you’re relocating to Maine for a new job, looking to downsize or simply looking to build a greener, more efficient home, we can help you realize your dream.  Merritt Carey, of the MRG team, is an experienced design-build developer with a specialty in custom modular builds. The custom modular process does not limit design or quality (see more in “This is not your Grandmother’s Modular“) but does keep costs down and keeps your project on time by leveraging efficiencies.  A custom modular home means your project will not have weather delays or unexpected cost increases and your site work can be completed while your home is being built, reducing overall project time significantly. 

We partner with Maine-based KBS Builders for our custom design-builds. We have a strong and established relationship with KBS Builders, allowing us flexibility and on-site support when necessary.  We encourage clients to tour the KBS facility with us and to visit while their home is being constructed. You can always expect complete transparency on pricing, process and timing.  We share all direct costs, as well as our design-build fee so you can understand line item costs and make informed decisions about your build.  

Below we have outlined a high-level overview of the process.  Depending on circumstances you can expect a timeframe of 6-12 months from design to move-in, with a typical build around 9 months.

Design Process

  1. Create and finalize design, budget and project scope, make an initial project design payment of $3,000 (this accounts for 3 rounds of engineered design revisions). We are happy to work with your architect, but the process works more efficiently (from a cost perspective) to start with an initial engineered plan and then have an architect fine tune.
  2. Once the plan and scope are finalized and signed off on, your house gets on the construction schedule.  At this time a 20% production deposit is required.  If you are financing your project, you will likely need to secure a construction loan.

Build Process

  1. As your home is being constructed, we begin site work – foundation, and well and septic where needed.
  2. You can expect your home to be built in 3-4 months, during which time your site will be prepared. 
  3. At the time your home is delivered and set, you will make an additional payment.
  4. Finish carpentry, on site work and inspections (2-3 months depending on your project and design) – move in!
